Description of variance requested: Reason: certifying our existing 1.5 story Garage, built around 1983 We purchased 17 Mount Green in 2000. Beside the main house there was a separate 2 story garage, identical in style. The house was built in 1927. The village has no records of our current garage. | believe that in 1983 a previous owner purchased lot 5 and added it to his lot 4, making it a larger single property. He then considerable additional work on the overall property, including the construction of the swimming pool (in new lot 5). My guess is that the current Garage was constructed then. The current garage was carefully designed to resemble the unique style of the main home — please see appended 7 images. We are asking ZBA to approve the garage so it can be added to the village records. This will allow us to get permits should we decide to renovate. We will also not be able to sell the house without this certification. Response to 5 points considered by the ZBA 1. Whether an undesirable change will be produced in the character of the neighborhood or a detriment to nearby properties; No. The Garage has been there for at least 40 years. It matches the design and aesthetics of the main house constructed in 1927. Nobody outside the property can see the garage (or even the main house), as the property is elevated from Mount Green Road. As | lived in 20 Mount-Green between about 1995- 2000, directly opposite our 17, | can personally attest to the above. 2. Whether the benefit sought by the applicant can be achieved by some method, feasible for the applicant to pursue, other than an area variance; No. We would like to keep the Garage — it is an integral and important part of our property. 3. Whether the requested area variance is substantial; No. We believe the variance is extremely minor and has no significance. The garage is only 7.5” higher than current regulations. 4. Whether the proposed variance will have an adverse effect or impact on the physical or No. The garage has been there for at least 40 years without causing any adverse impact on the environment, neighborhood, or district. Nothing will change. 5. Whether the alleged difficulty was self-created, which consideration shall be relevant to the decision of the ZBA but shall not necessarily preclude the granting of the area variance. No. We bought the property with the Garage in 2000. This omission is not our doing and we were completely unaware of it until now. Enclosed please find 2 additional documents: 1. Survey_17_MountGreen.pdf. A 2015 survey clearly showing the home and garage. 2. Garage_Images_17_MountGreen.pdf. 7 images of the garage and home clearly illustrate the architectural uniqueness and similarity of both main house and garage.
