Hi. My name is Vicky. I'm a senior property manager for the Michael's organization, Lenore Shea Bonnie. She is the property manager for Maple Commons. We were advised by our super that he wanted a shed, so we did ask upper management. They told us that we can order one five by seven. I didn't realize that in the town of Croton, you needed, you know, a permit. Whatever it is that we need to do to correct this, we definitely will. I know that one of our other managers was here while I was on vacation two weeks ago, paid $450 maybe to open up the permit. I'm not sure exactly what that is. She I couldn't get her on the phone tonight, but whatever it is that we need to do to correct this, we will be more than happy to do that. And we apologize, you know, that we didn't know that a five by seven shed needed a permit.
Right. And and so we have a packet and it shows your shed on this on the amended site plan, and those are then pictures of the shed. Correct. And it it just sits on the parking or the asphalt that doesn't have underneath it? Correct. Right on the And so we would need a do we still need a building permit for this? Yeah. And is there anything about Anchorage for that shed that you got you would be looking at or for?

The one It's shown on the site plan. Yeah. It's right. It Up here. It's almost flush with the drain. That's the only thing I was curious about. And does the parking lot drain into that drain or not? Do you I I don't know. Is there, like, a catch basin anywhere? It's right behind it. There's a catch basin that Gabriella went out there, and Mhmm. She said it's, like, literally up against it. It's the the catch basin that's on the other side. It's on the edge of that black top. So you see how far that black top is. It's right there. Yeah. Okay.

I think for the planning board purposes, though, it would be good for future that we ask people who are building if they know where they're gonna store their landscaping equipment because there was so much conversation around this property before it went up. And if immediately he's like, you guys, we need a space to put our stuff. Certainly, if we're looking at other Right. Developments where people are very upset about things generally, it's good to say, have you considered where you're gonna store your landscaping equipment? Good point. Not for you like, just for no trash. Electric.
Yeah. You know, we don't have any gas operated. Yeah. And then you have the whole battery thing, and you don't wanna Exactly. So that's where we're storing that stuff.

I just have one one comment. Do you have, like, a cut sheet of this shed? Like, was it from Home Depot or something? It's from HD Supply, which is a sister site of Home Depot. Okay. Because they usually have, like, anchoring requirements,
so could just see what the manufacturer says on that. I will definitely check into that. It's not a Mhmm. Problem. Maybe when you,

So the first step is this, the planning board approval for your amended site plan. Okay. And then once this is completed, then you would need to, I don't know, a a building permit application. Permit. A separate shed permit. Building permit. And then just bring in the

It was suggested that all conditions of the there that that it be approved subject to all the conditions of the original site plan approval on 08/10/2021 not modified herein shall remain in force. And then the other condition that you suggested was that we make sure that the the location of the shed is sufficiently clear of the catch basin to the satisfaction of the village engineer. The next item on our agenda is Spring Come LLC, 352 South Riverside Avenue, amended site plan to revise the parking configuration and adjust signage and landscaping. So we do have a memo from from our village engineer basically saying that the you provided a memorandum explaining the proposed changes from this original site plan approval and that the revisions to the parking configuration were necessary due to a field change to improve access to egress windows and the basement, which required the installation of stairs. The stairs encroach into the area of one of the proposed parking spaces necessitating modifications to the parking layout. The original application also showed the parking spaces encroaching into the villages right away. The applicant has addressed this issue by reducing the width of each parking space by two inches, thereby keeping the spaces within the property. This modification also resulted in corresponding changes to the planting area and and its opinion of the engineer that the amended site plan remains compliant with applicable requirements. So this is also an amended oh, come on up, guys. Sorry. Thank you. How are you guys doing? Good. Good. Good. Okay. So we came to you last year to change how the basement was built and we put the walkway around the complete basement with egress windows. Grade was lowered down. We needed to bring some steps and retainables. So in doing so, we lost the parking space. So we're proposing, when the original site plan, they were gonna take out the planter next to the sign. So That's this one here. We're gonna we wanna take out that planter and make a parking space there to make up for the one we lost.
Getting rid of this one right here, basically. You can see Also, on the triangle area,
they call for white vinyl fence along the property line, which we're fine with, but they also had white vinyl fence going around the dumpsters, the garbage containers, we're proposing we gotta do at minimum, we gotta do a chain link fence because the you know how these garbage truck guys are. They'll destroy those fences in a week.
That's a triangle. The triangular spot back in the back? Yeah. On the front of the building where the sign is? Yeah. There's a say, here's the sign. There's a little
area here where they got The space they've they're putting a new space in here. Alright. So the planter
was reduced Correct. Yes. To accommodate the required parking space. But we still maintain a planter along the hill, and the sign remains as well. Is that right? Excuse me? We're still, even though the planter has gotten smaller, there's still a planter there and the sign remains as well.
Right. Originally, they were gonna remove the sign and everything as part of the original site plan, and then they weren't gonna do it. So we need that extra space to put the car. So that's what we're that's what we're posing. That's Space 30.
So you're suggesting that the trash enclosure would be chain link instead of the plastic fencing Or that the whole because right now, it's not really called out as anything, but the area around the parcel is called out for a new six foot high solid white vinyl fence on retaining wall. So is it still proposed that the the area the parking area would be fenced with white vinyl?

So that's that's that's exactly what you had there, but it just didn't indicate that it was chain link for the trash enclosure. So now we know. I've done this so many times, and you put a vinyl fence up, and then it'll be the whole corner in a month. No one's arguing with you. I just wanna clarify one thing. So the original plan
had the vinyls, but the new plan was calling for the chain link fence. So it just put it in the conditions of, like, which fence is going where, basically. This is the new proposal here, and it's calling out chain link. This is the old one, and that called for the vinyl fence. Well But the the actual paper has both. This one says Oh, the you're talking about the detail itself? The detail has has both. It has it as these disc It shows the one on the property line, like like Gabriella said, the long the the base of the triangle, if you will,
See see, is that what you call it? I think it's a hypotenuse. Right? That's that's chain link, and then the enclosure and the doors of the trash area are chain link. Okay.
have to clarify that in our. It'll be hidden pretty much by that white vinyl fence, you know. True. Yeah. But yeah.
Okay. Well, I think your solution is working. But just to clarify, you didn't come to us with the asking for permission to do the stairs. That that happened, and this is a result of that happening.
So just for I thought that was clarification of what you said. We can't thought that was part
of your set of stairs to get down. Originally, on the site plan, there was a set of stairs coming down from the from the sidewalk on the street. Okay? Coming down, there was gonna be an out oh, a sidewalk going up. Originally, it was flat.
And and then it was adjusted. Right. And it didn't come to the planning board. It it may have happened with the engineering department, but I'm not sure that's the case either. So regardless, it is what it is right now. I just wanted to clarify that that was a misstatement, I think. I worked with Dan through this whole thing. He do every step is what we're doing. You know? No problem. I don't try and get over try to be argumentative.

I believe that at the time of the original site plan approval, there was a a lighting plan provided, and there was even photometrics. It's not in here. It's not in this amended one, but and I don't think it necessarily changed from or or needs to change from what that original approval was. But you're right. We didn't get a new lighting plan or photometric plan, but I believe, as I recall, there was one in the original in the original package approval.
I could ask one other question. In a parking lot, there's one, two, three, I think, four pole lights.
What what type of fixture is gonna be at the top? I mean, is it gonna be one big bowl? They're gonna have heads shining out?
I don't have a copy of it with me, but this it's like this. It's a it's a 12 foot pole. It's got lights coming out like this. I don't have a copy of it with the original

I I do have one more question. Mhmm. As many as you like. The, handicapped parking spots. If diners come in, they have two handicapped parking spots. Right. Does that mean you would not rent an apartment to a handicapped person because there wouldn't be a parking spot for him, or what would you do?
You have a you can rent an apartment with these these apartments on setup as handicapped freight you know, somebody with a wheelchair is not gonna be able to use that bathroom. That's not big enough. Alright. And this they when this was designed, nobody made any declarations that we needed handicap space. Okay? And we we don't have an elevator. You know, we got so you got one apartment on the 1st Floor and, you know, they can get get into the ramp coming up the back and wheel into the apartment. They they get inside the apartment. But if they're really bad if they're in a wheelchair, you know, it's it's not set up as a handicap accessible apartment.
I'm not sure that's true either. It appears to be, that there's a ADA ramp, means that someone in a wheelchair has accessible access to the 1st Floor, And the entry
door is a three o door, so that would be an accessible We got a three o door, and we got a we got a ramp excuse for the back door.
And all of the doors are not all of the doors, but, yeah, they are. Actually, two foot 10 doors, which meet
